• RENTALS: 2-night minimum required. (3-4 nights minimum for Holidays). 
• LONG TERM STAY: For reservations over 20 days, contact us directly. Extended stay discounts available for certain units.
• PAYMENT POLICY: Rental fees due upon arrival unless prepaid online
• SECURITY DEPOSITS:  Deposits secure your reservation and serve as security deposit for damage or incidentals (see FEES). Deposit refunded after clean, damage-free check out. NEW BOOKING SYSTEM will hold deposits 5 days prior to your reservation. 
• FEES:  all rentals include cleaning fee. Deposits may be used to cover incidental costs such as: Pet damage , Late check out, Damaged /missing items, Excessive cleaning.​
• CAMPING: No reservation required. First come first serve. Self check-in only. See camping page for directions and details.
• RV SITES: Reservation required. See CAMPING page for details
• RV DUMP: $10 per use  
• PET POLICY: Pets must be leashed and under owner control at all times. Pets may not be left unattended at campsites. Owners required to clean up and properly dispose pet waste. Aggressive pets not tolerated. No pets allowed in restrooms or shower building. Pets must be current on vaccinations.  12x12 chain link kennel available for guest use. Do not feed or shelter strays. See Rental unit pet policy below. 
• Liability Disclaimer : By bringing your pet onto the property, you accept full responsibility for your pets behavior and actions. The campground, its owners and staff are not liable for injuries or loss caused by or to your pet. This includes, but is not limited to, injuries to other guests, pets, or property. Failure to comply with this pet policy may result in removal from the property without refund. 
• ​RENTAL UNIT PET POLICY:  Dogs allowed in rental units by prior arrangement only. Dogs must be house trained and under owner control. Aggressive dogs not tolerated. Complaints will result in leash requirements or removal from property. Owners must clean up pet waste in common areas. Kennel avail for guest use. Do not feed or shelter strays. Pet fees apply to ANY pet inside rental. Pets NOT PERMITTED ON FURNITURE or BEDS. If unavoidable, guests are required to bring their own bedding. Violation of this rule will result in Extra cleaning charges.  UNAUTHORIZED PETS will incur minimum $200 fine up to full deposit forfeiture + potential eviction. * SORRY NO CATS *  Rental units guests subject to same rules listed above in pet policy as well.
• FACILITIES: SHOWERS: On-demand HOT WATER. Coin-operated. Located behind Yurts.  TOILETS: Flush toilets located southeast of shower building. Portable toilets may be available during peak season.
• QUIET HOURS 9pm-7am
• FIRES:  Fires permitted at communal fire-pit only. (see map). No fires at campsites or during windy conditions/fire restrictions. Extinguish fires with water after use.  Firewood availability not guaranteed. Note: any firewood provided may contain nails. Use at your own risk. 
• CANCELLATION POLICY:  STANDARD RESERVATIONS: 60+ days before arrival: 95% refund (minus 5% processing fee). 30–59 days before arrival: 75% refund.• Less than 30 days before arrival: No refund. LONG-TERM RESERVATIONS: (1+ month)  • 90+ days before arrival: 95% refund (minus 5–10% processing fees). Emergency Circumstances: (death in family, serious illness/injury, government mandate) – full refund minus processing/cancellation fees with valid proof.
• USE all facilities at your own risk.  Please be aware of your surroundings and take care. We will not be held liable for injuries occurring on the property. Fire wood may contain nails.
• RATTLESNAKE / SCORPIONS:   Hueco valley is a rattlesnake and scorpion habitat.  Be aware of your surroundings. Snakes hibernate in the winter months, however, they can be out on warm days. They are more prevalent in warmer months.
• NO PARTIES, WEAPONS, ATVS, FIREWORKS or LOUD BEHAVIOR. NO SMOKING inside rental units.
• YOU MUST BE 21 YEARS OLD to rent a camper, yurt or vacation rental.
• Number of guests may not exceed # in your reservation unless prior permission granted.

• DOG KENNEL - 12 ft chain link outdoor kennel available for guests. Located in SW corner of property (near primitive camping).
• GEAR SHOP on site ---> SEND CLIMBING 
• SHOWER HOUSE <-- Coin-operated shower,  on-demand hot water. Accepts $Dollar coins, accumulated timer. Change machine inside shower house.
